The One Big Beautiful Bill Act (signed July 2025) doubled the Section 179 deduction limit to $2.5 million. Business owners can now immediately expense the full cost of commercial roofing and solar installations in the same tax year — instead of depreciating over 39 years.

Qualifying improvements include full roof replacements, solar panel systems, HVAC, and building envelope upgrades on non-residential properties. Combined with the 30% Federal Investment Tax Credit on solar, the net cost of a commercial project can be reduced by over 60% in year one.
